Concepts, Design and Analysis
Our design services start with conceptual schemes and result in construction
documents, for a variety of remedial measures. Remedial measures may range
from no action to a complete structural upgrade or a performance-based level
of design.
Construction Administration
J.S. Dyer & Associates provides necessary structural addenda to assist contractors
in the accurate implementation of the intent of construction documents. We also
provide inspection assistance for meeting the requirements of the UBC and local
building authorities.
Cost Estimating
We prepare accurate retrofit cost estimates to assist our clients with preparing
construction budgets and for providing guidelines in the construction bidding process.
Studies and Reports
J.S. Dyer & Associates provides the review and dynamic analysis of buildings with
respect to the building code requirements or performance-related standards.
Reports include particular structural deficiencies and re-commendations for retrofit,
as well as cost estimates.
Third Party Review
As a means of ensuring structural design integrity and of satisfying code
requirements, third party reviews are provided on large and/or complex projects.

Building Systems Evaluations
To provide a complete package, J.S. Dyer & Associates provides evaluations of all
building systems including electrical, HVAC, plumbing, fire and life safety, and
vertical transportation.
Earthquake Risk Assessments
In addition to a review of a building’s overall structural integrity, we perform
calculations to determine the seismic and wind load carrying capacities of the
lateral resisting elements.
Probable Maximum Loss (PML) Estimates
Our PMLs provide an estimate of the level of earthquake losses, which could be
anticipated for the site buildings given calculated levels of local seismic hazard
for events having multiple return intervals.
Property Condition Surveys
These surveys, also known as a “Due Diligence”, provide an overall report on the
condition of a building’s architectural, mechanical, electrical, plumbing, and
structural systems for code compliance or distress.

Pre-qualify and issue bid sets to contractors and consultants. Review bids
developed and assist in the selection process of selecting a contractor to
perform the work. Develop instructions to bidders to insure accurate bids.
Project Tracking
Administer a pre-construction meeting with all team members in attendance
to insure all parties have a thorough understanding of intent of the project.
Attend weekly or semi-weekly project site meetings to monitor that the project
is progressing in accordance with the terms of the contract and construction documents.
Shop Drawings
Insure that necessary shop drawings are developed and reviewed by appropriate parties.

Provide weekly progress reports as to the status of the project.
Non-Structural Audits & Retrofits
Construction Observation
Observation is provided during the construction phase, to ensure that the
design and construction specifications are met.
Retrofit Design
J.S. Dyer & Associates provides the retrofit design for the securing and
anchoring of all building systems such as mechanical, electrical, plumbing,
and life-safety. Retrofit design is also provided for vital equipment,
such as emergency generators and response systems, and expensive medical
and computer devices
Risk Assessment and Reports
An integral part of a seismic risk review of a building is the audit of the
non-structural components. Non-structural damage can cause as much disruption
to operations and prove just as costly ($) as structural damage, from an earthquake.
Specifications
Successful implementation of non-structural retrofit measures relies on the
proper installation of anchoring systems during construction. For this reason,
we research and specify the most appropriate anchoring systems to meet performance
criteria and goals.
Structural Design & Code Compliance Review
Our Structural Design and Structural Code Compliance Reviews are performed to:
(1) Evaluate the vertical and lateral load resisting systems of the building.
(2) Provide an opinion as to its general compliance with current building codes.
Our Procedure
Our study includes a review of the framing, wall, floor, roofing, and foundation design.
The review focuses on overall structural integrity of the vertical and lateral load
resisting systems. Available structural design drawings, as well as soils reports, are also reviewed.
In addition to a document review, we conduct a visual review of the site buildings in order to:
(1) establish general conformance with structural drawings
(2) ascertain the existing state of repair of the site buildings
(3) observe the general quality of workmanship
(4) check for obvious signs of settlement, structural distress, or structural modification
